CapitaLand India Trust Unveils Chennai Data Centre

CapitaLand India Trust (CLINT) unveiled CapitaLand Data Centre Chennai 01 in Ambattur, Tamil Nadu, on 15 October 2026. The project, jointly held by CLINT and CapitaLand India Data Centre Fund, has a planned investment of approximately ₹1,940 crore. It is expected to be tenant-ready by the end of 2026.

Data Centre Infrastructure

The facility is planned to have 53 MW of gross power capacity and 34 MW of IT power capacity across 13 data halls. A dedicated 110 kV substation will support the facility. The development covers about 600,000 square feet on a four-acre site and comprises a ground floor and seven upper floors.

IT power capacity refers to the power available to computing equipment, while gross power capacity describes the facility’s overall power provision. The centre is designed for high-density computing and liquid-cooled deployments. Liquid cooling transfers heat from computer components using a liquid-based cooling system. Carrier-neutral connectivity allows a data centre to connect with multiple telecommunications carriers rather than relying on a single provider.

Digital Infrastructure and Computing

CapitaLand Data Centre Chennai 01 is designed to support high-performance computing workloads using the latest GPUs. A GPU, or graphics processing unit, performs parallel calculations and is used in applications such as artificial intelligence. The facility is described as AI-ready and is designed to accommodate high power density and liquid-cooling systems. CLINT has also stated that it will work with tenants on options for renewable power.

CLINT’s Data Centre Portfolio

The Chennai project is CLINT’s second data centre development. Its first, a 108 MW facility in Navi Mumbai, was completed in 2025 and is fully leased to a global hyperscaler. The Chennai development began in 2024. CapitaLand Investment’s Tamil Nadu portfolio also includes International Tech Park Chennai in Taramani, industrial and logistics properties, and lodging properties.
